Commercial doors built for your facility.
Loading docks, fire stations, service bays, cold storage, self-storage, retail roll-ups. We supply and install the full Amarr commercial lineup: insulated steel sectional, aluminum full view, rolling slat and sheet. Sized to your duty cycle and spec'd against the wind load and energy codes that apply to your project.
Different applications need different doors.
A loading dock, a firehouse, and a restaurant patio all need very different doors. Start with how the opening is used and we'll narrow the lineup from there. These are the seven verticals we install for most across the Roanoke Valley.
Four families. Pick by construction, then by performance.
Amarr's commercial line is organized by construction, not aesthetics. Sectional or rolling, steel or aluminum, insulated or open. We help you pick the family first, then the model inside it.
Insulated steel sectional · 1-3/8" → 3" thick
Polyurethane insulated steel
The workhorse of Amarr's commercial line. Triple-layer construction, foamed-in-place polyurethane core, and the highest verified R-values per inch in the category. What we install for the vast majority of warehouse, dock, and conditioned-space openings.
Aluminum sectional · 2" thick · full or multi-view
Aluminum full view
Distinctive design with long horizontal expanses of glass. 2" extruded commercial-grade aluminum frame with the ClearView strut system that adds wind-load reinforcement without restricting the viewing area. Showrooms, fire bays, breweries, restaurants.
Steel slat · interlocking · roll-up
Rolling slat & grille
Roll-up doors that coil overhead instead of folding into a track. Service openings, fire-rated walls, counter shutters, and security grilles where airflow and visibility matter. Available insulated, fire-rated, or as see-through aluminum grille.
Continuous galvanized sheet · enclosed barrel
Rolling sheet
Single sheet of galvanized steel rolled into an overhead barrel — no slats. Light footprint, low cost per opening, and Amarr's industry-leading 25-year warranty across the line. The default for self-storage, light-duty docks, and wind-load coastal applications.
R-value claims vs. U-factor proof.
On a conditioned-space opening, the door is often the largest hole in the building envelope. Amarr's polyurethane sectional line carries DASMA-verified U-factor ratings: third-party tested across the entire door assembly, not just a strip of foam.
Verified by certified third-party labs.
The Thermal Performance Verification Program tests a full sectional door assembly: insulation, thermal breaks, glazing, the whole panel. The number on the spec sheet is the number you actually get on the building. Amarr publishes verified U-factor on all insulated commercial models.
For openings that don't have ceiling room for a sectional track.
Roll-up doors coil into an overhead barrel, not a horizontal track. Critical for self-storage, fire walls, and existing structures with limited headroom. Six series we install most often across the Roanoke Valley.
Self-storage sheet
26-ga galvanized curtain on a 9-1/2" enclosed barrel. Standard for storage facility operators: widths from 3 feet up, adjustable tension, steel bearing shaft support.
- + Adjustable tensioning device
- + Steel bearing shaft support
- + Widths starting at 3'0"
Insulated slat
Polyurethane-insulated rolling slat with replaceable 18–24 ga slats. Flame Spread Index 0 / Smoke Developed Index 10 per ASTM E84. For conditioned warehouse openings without sectional headroom.
- + R-value 8.0 polyurethane core
- + Replaceable individual slats
- + Powder-coated guides standard
Fire door
Heavy-duty rolling steel for openings cut into a fire wall. Up to 3-hour rating, automatic closure on alarm signal, three standard colors, replaceable 22/20/18 ga flat slats.
- + Up to 3 hour fire rating
- + UL listed and labeled
- + Auto-close on alarm signal
Wind-load sheet
26-ga galvanized curtain with nylon windlocks engineered against verified wind pressure. Code-compliant for the wind zones along the Blue Ridge corridor and beyond.
- + Certified wind-load protection
- + 12" enclosed barrel
- + Polypropylene wear strips
Aluminum grille
Open-air rolling grille for security, visibility, and airflow. Used in malls, airports, and shopping centers where shared HVAC needs to circulate while a tenant is closed.
- + See-through curtain pattern
- + Shared HVAC compatible
- + Standard or custom anodize
Counter shutter
Counter doors built for the retail or service-window opening. Steel, stainless, or anodized aluminum. 20,000-cycle oil-tempered torsion springs and 10" brackets standard.
- + 10" brackets standard
- + 20,000-cycle springs
- + Stainless steel option
Size by cycle count, not by price.
A residential opener will burn out on a commercial duty cycle. Amarr distributes three operator brands: LiftMaster, Automatic Technology, and Opera by Manaras, across light, medium, industrial, and heavy industrial duty. We size by daily cycle count and door weight.
Four steps. One contact.
Commercial work has more moving pieces than residential: code review, lead times, GC coordination, sometimes wind-load engineering. The process is the same regardless of project size; what changes is the depth of each step.
LEED-qualified across the line.
Amarr's commercial line is LEED-qualified across sectional, aluminum, rolling steel, and rolling sheet. Recycled steel content, polyurethane insulation with zero ODP and zero GWP, and FTC Made-in-USA compliance for ARRA Section 1605 procurement.
Common questions from architects and GCs.
If your question isn't here, a five-minute spec call is fastest. Owner picks up. Bring your opening dimensions and we'll narrow the lineup over the phone.
What's the largest opening Amarr can build? +
Steel sectional commercial doors are stocked up to 32'2" wide and 30'1" tall, with custom builds up to 40' wide on some lines. Aluminum full view runs to 24'2" wide. Rolling sheet and rolling slat scale to most opening sizes. We confirm against the model spec sheet during your site walk.
Do I need wind-load rated doors in the Roanoke Valley? +
Most of our service area is below the threshold for state-mandated wind-load engineering, but it depends on the building's design wind speed and exposure category. We pull the IBC table for your specific site address as part of the submittal. For projects east of the Blue Ridge or for tall warehouses, we often spec the 5652 wind-load rolling sheet or a 3552 with the ClearView strut system.
What's the difference between polyurethane and polystyrene insulation? +
Polyurethane is foamed-in-place and bonds to the steel skins, creating a monolithic panel with the highest R-value per inch in the category. Polystyrene is a separate foam board sandwiched between the skins: cheaper, but lower R-value per inch and more prone to settling. For conditioned spaces and ASHRAE 90.1 compliance, we lead with polyurethane.
Can you handle the engineered submittal for our architect? +
Yes. Amarr publishes a full CAD/BIM library: drawings, 3-part specifications, jamb/framing/track details in PDF, DWG, DXF, and RFA. We package the submittal for your project, including any wind-load calculations, and send it to the architect or GC for stamping before the order ships.
What about color? Can we match our brand standard? +
Steel sectional ships in five stock colors: True White, Sandtone, Commercial Gray, Commercial Brown, and Black on select models. Amarr Color Zone is a custom paint program with 700+ Sherwin-Williams SnapDry colors factory-applied with the same warranty as a stock color. Aluminum doors run anodize, powder coat, or PVDF (Kynar) with custom RAL color matching available.
Do you offer service contracts after install? +
Yes. For high-cycle facilities (warehouses, distribution centers, dealerships, multi-bay service centers) we offer scheduled preventive maintenance with quarterly or semi-annual inspections. Includes spring tension checks, hardware torque, sensor alignment, and a written cycle-count log per door. Priority emergency response on a contract.
Send us your opening. We'll send back a real spec.
Drawings, dimensions, or a photo of the existing door. Whatever you have. We'll respond with a recommended Amarr SKU, operator class, lead time, and a flat install price within 24 hours.
