What breaks on garage doors around the lake

Lake houses are hard on garage doors in their own way: damp air, long stretches without use, and oversized doors for boats and toys. Most of what we fix at Smith Mountain Lake comes back to one of those.

  • Rust and corrosion
Humidity off the water gets into every metal part. Rusted springs break early, rusted rollers bind in the track, and hinges seize. We replace what's too far gone and switch to parts that hold up better in damp air.
  • Doors that sat all winter
A door that hasn't moved in months often fails the first weekend it's used again: a spring that let go while nobody was there, a dead opener battery, or remotes that lost their programming. A spring-opening check before the season saves that first trip up.
  • Big doors for boats and trailers
Taller and wider doors are heavier, so springs, cables, and openers work harder. We size springs to the real door weight and make sure the opener is rated for it.
  • Power outages and openers
Storms knock out power around the lake, and a surge can take out an opener's logic board. We repair or replace boards, and fit battery backup so you can still get the car out when the power's down.

How it goes

From your call to a working door

Call or text the owner

Describe the problem and send a photo if you can. Tell us if you're on site or away, and how we can get into the garage.

Quote before the drive

We give you a close price range on the phone and confirm the exact number on site before touching the door. Nothing gets added without a call.

Fixed in one visit

Because it's a drive, we load the truck for your door before we leave. Nearly all lake repairs finish in a single trip, tested and balanced, with photos sent if you're away.

Repair questions from lake homeowners

Have a question that isn't here? Call (540) 293-0197 and you'll get a straight answer.

Do you really come out to the lake?
Yes. Smith Mountain Lake is a regular run for us. Hardy and the Franklin County side are about 45 minutes from our Roanoke shop down Route 116, and Moneta and the Bedford County side are closer to an hour by Route 24. We group lake calls together, so tell us where you are and we'll give you an honest arrival window.
It's a second home and I'm not there. Can you still fix it?
Often, yes. If you can get us into the garage (a keypad code, a neighbor, or a property manager), we can do the repair and text you photos of what we found and what we did. We quote on the phone before we go, and we don't add anything without calling you first.
Why is everything in my garage rusting?
Lake air. Humidity off the water settles on springs, rollers, hinges, and tracks, and a garage that sits closed for weeks at a time never dries out. Rust shortens spring life and makes rollers bind, which makes the opener strain. Galvanized or oil-tempered springs, sealed-bearing nylon rollers, and a yearly lubrication visit all help.
Can you work on a tall door for a boat?
Yes. Lots of lake garages have taller or wider doors to fit a boat on a trailer, and those doors are heavier, so their springs are bigger and wear faster. We size the springs to the actual door weight rather than the nearest stock size, which is what keeps a big door balanced and the opener alive.
Repair or replace?
If sections and tracks are sound, repair wins on cost almost every time. If the door is rusting through at the bottom, panels are failing, or hardware keeps dying, we'll quote both a repair and a replacement so you can compare like-for-like. Your call, no pressure.
